When an appraisal is based on either wholly, or partially, hypothetical facts, such conditions and limiting factors must be stated in the appraisal in clear and concise terms. Online appraisals are of this type. They are "hypothetical" because the appraiser is not examining the item in person, and because the appraiser is assuming that the information submitted is correct and accurate. Thus, online appraisals would not be appropriate for legal purposes such as Probate, Charitable Contributions, or Bankruptcy situations.
